A double hung window consists of two independently operable sashes — the glazed panels that move within the window frame — stacked vertically. Both the upper and lower sash can slide up and down, and in most modern double hung windows, both sashes tilt inward for cleaning. This combination of dual operability and tilt-in access defines the double hung window and sets it apart from every other window type in terms of ventilation flexibility and ease of maintenance.

The double hung sash window has a rich history, particularly in Georgian and Victorian architecture. These windows were originally designed to improve ventilation in homes during the 17th and 18th centuries. The ability to open both the top and bottom sashes provided a practical solution for air circulation. While maintaining their classic appearance, modern double hung windows incorporate advanced materials and mechanisms that enhance durability and ease of use.

Today, double hung windows remain one of the most widely installed window types in North America — not out of habit, but because their combination of ventilation control, cleaning convenience, safety features, and architectural versatility genuinely suits a wide range of applications.


How Double Hung Windows Work

The Sash and Balance System

Double hung windows operate with a balance system that typically uses balance springs or a combination of weights and pulleys to support both the upper and lower sashes, allowing them to move independently. Balance springs inside the frame help balance the weight of the sashes, making it easy to open and close them smoothly. In more traditional designs, weights tied by cords that run over pulleys also help in lifting the sashes, with these weights hidden in the window frame to enable effortless operation. Modern MILLENNIUM® double hung windows use spring balance systems integrated into the jamb liners — the tracks on either side of the frame in which the sashes travel. These systems are calibrated to the weight of each sash, providing smooth, controlled movement with light hand pressure across the full range of travel.

The Tilt-In Mechanism

A tilt-sash window is one where the sash unlatches from the window jamb, allowing a person to tilt the sash toward them from the interior of the home. The sash unlatches from the top corners and remains secured at the bottom, so it remains within the window frame. The tilt-sash is designed to make cleaning window glass easier from inside the home. To operate: raise the lower sash several inches, engage the tilt latches on both sides, and gently pull the top of the sash inward until it rests at an angle toward you. Repeat for the upper sash by pulling it down to an accessible height, engaging its tilt latches, and rotating it inward. Both exterior glass surfaces are then fully accessible for cleaning from inside the room. When finished, rotate each sash back to vertical until the tilt mechanism clicks securely into place before operating the window normally.

Superior Ventilation

In a room with only one window, a double hung is a great option because it allows you to vent the hot air that has risen to the top of the room out of the top opening while cooler air flows in through the bottom opening. This stack-effect ventilation — warm air out the top, cool air in the bottom — is one of the most efficient forms of natural air circulation available in a window product. It is particularly valuable in kitchens, bathrooms, bedrooms, and upper-floor rooms where air quality and temperature management matter most.

You can also open only the top sash for privacy and rain-resistant ventilation, open only the bottom sash for conventional airflow, or open both sashes simultaneously for maximum circulation.

Tilting capability in double hung sashes offers the most convenience, especially for homeowners with multi-level homes. The ability to tilt both sashes in from the interior of the house makes cleaning the glass on the windows convenient and safer than attempting to clean from the outside. This setup allows you to ventilate your home while reducing the risk of children climbing or falling through a lower opening. Security

Double hung windows can be secured at multiple points. Both sashes lock with sash latches when fully closed. The lower sash can be partially opened and pinned at a limited height using a ventilation stop or window pin, allowing airflow while preventing the sash from being raised further from outside. Some windows also have ventilation stops, keepers, or locks that can prevent intruders from opening a partially open sash all the way.

Space Efficiency

Because both sashes slide vertically within the frame and nothing protrudes to the exterior or interior when the window is open, double hung windows are ideal for spaces where outward clearance is limited — including over walkways, patios, decks, landscaping, and exterior utility areas. Casement and awning windows, by contrast, swing outward and require clear exterior space to operate.

Honest Considerations: Where Double Hung Has Trade-Offs

Airtightness vs. Casement Windows

While double hung window replacements reduce air leaks and improve energy efficiency, this style is not as airtight as casement windows or picture windows. This can be addressed with quality weatherstripping. Department of Energy A casement window, when closed, compresses a seal around all four sides of the sash under the force of the crank mechanism, achieving a tighter closure than a vertically sliding sash. For maximum airtightness in cold climates or acoustically sensitive applications, casement windows have an inherent advantage. Double hung windows, however, perform extremely well with quality weatherstripping and proper installation, and the ventilation and cleaning benefits they offer over casement windows are significant.

More Moving Parts Than Single Hung

Double hung windows have more moving parts compared to single hung windows, which can increase the need for maintenance and potential repairs over time. Balance mechanisms, tilt latches, sash locks, and weatherstripping on both sashes all require occasional inspection and maintenance to continue performing as intended. This is not a reason to avoid double hung windows — it is a reason to specify quality products with durable, serviceable hardware, and to include periodic inspection of operating components in your home maintenance routine.

The aluminum shell requires no maintenance and resists UV fading, moisture, and temperature cycling. The wood interior provides warmth, natural character, and the ability to paint or stain to any interior finish. An excellent balance of durability and aesthetics.

W-Series — Solid Wood / Aluminum Exterior Cladding A genuine solid wood frame — the most naturally insulating of common frame materials and the most environmentally favorable across its life cycle — protected on the exterior by aluminum cladding. The aluminum exterior eliminates the moisture and UV exposure that historically required frequent maintenance on wood windows, while preserving the wood’s natural insulating and aesthetic properties on the interior.

MILLENNIUM PREMIUM® Glazing

MILLENNIUM® double hung windows are available with our full glass specification package:

Double Pane Low-E Insulating Glass Unit — Two panes of glass sealed around a warm edge spacer bar with an inert gas cavity. The Low-E coating is applied to the interior-facing surface of the outer pane — microscopically thin, optically transparent metallic layers that reflect long-wave infrared radiation back into the room in winter and deflect incoming solar heat in summer, while allowing visible light to pass freely. Standard glass has an emissivity of approximately 0.84; quality Low-E glass achieves 0.02–0.04.

Argon Gas Fill — Standard in all double pane configurations. Argon is six times denser than air, reducing convective heat transfer within the cavity and improving the window’s U-factor by approximately 10–15% compared to an air-filled unit.

Triple-Strength Tempered Glass — Available as an upgrade. Tempered glass is approximately four times stronger than standard annealed glass and, when broken, fractures into small blunt pieces rather than sharp shards.

UV Protection — The PVB interlayers in laminated glass options and the metallic layers of Low-E coatings both provide meaningful UV filtration, protecting furnishings, flooring, and artwork.

Non-Glare Options — Anti-reflective coatings reduce surface glare while maintaining high visible transmittance.

Butyl Rubber Edge Seal — The perimeter seal of the insulating glass unit uses butyl rubber for long-term resistance to moisture infiltration and gas cavity integrity.

Multi-Point Locking — Standard sash locks engage at multiple points along the meeting rail, providing both security and uniform compression of the weatherstrip for improved airtightness.


Maintenance Guidelines

Double hung windows perform best with periodic attention to a few key areas:

The sash tracks and jamb liner channels should be vacuumed and wiped clean at least twice a year to prevent dirt buildup from interfering with smooth operation or the tilt mechanism. The weatherstripping on both sashes should be inspected annually and replaced if it shows cracking, compression set, or gaps. Hardware — sash locks and tilt latches — should operate smoothly; if they become stiff, a silicone-based lubricant (not oil-based) applied to the contact surfaces restores function. The tilt mechanism itself should be operated gently and both sashes returned to the fully vertical, locked position before the window is operated in sliding mode — operating a window with a partially tilted sash stresses the balance system and can cause premature wear.
